Renting Is Changing
Mon 12 Jan 2026
With the Renters’ Rights Act 2025 bringing big improvements to renting in the UK, our lettings team is here to help you feel confident, supported, and right at home.
What the New Rules Mean for You
There are some great changes coming your way, taking effect from 1st May 2026, and we’ll guide you through them every step of the journey:
-
No more Assured Shorthold Tenancies
All rentals will move to a more secure type of tenancy, giving you extra peace of mind. -
Goodbye to Section 21 ‘No-Fault’ Evictions
You’ll have better protection from sudden evictions, helping you feel more settled in your home. -
All Tenancies Become Periodic
Your tenancy will simply roll on, so there’s no need to worry about fixed end dates. -
Fairer Rent Increases
Rent can only go up once a year — and you’ll get at least two months’ notice. -
Better Rights for Pet Owners
Want to rent with your pet? You can ask, and landlords need a good reason to say no. -
No Paying Rent Before You Sign
You won’t have to hand over rent until your tenancy agreement is officially in place.
When Are the Changes Happening?
The Act was approved in October 2025, and most of the new rules will start rolling out during 2026. We’ll keep you updated as everything comes into effect, so you’re never left guessing.
